The annex is a self contained wing at one end of our rambling, wisteria covered ‘shabby chic’ property. A working farm and historic estate, Warleigh Barton is on the Devon/Cornwall border. Within easy reach of stunning Cornish beaches and Dartmoor, yet close to Plymouth City.

The space

The annex is attached to our traditional, rambling Devonshire farmhouse. It is extremely comfortable, warm and cosy, fully self contained with all the essentials. The annexe now comes together with a luxurious hot tub which is 20m from the door of the annexe. Inside the annexe; you have full and private access to a large attic-style large landing with a sofa. The landing leads to a light and spacious bedroom which has a beautifully comfortable Loaf Super King bed! There is a separate modern bathroom with powerful shower. The downstairs space has self-catering facilities and youll have your own private access to the property. 

Guest access

You have your own private access to the property which is a self contained annex on one end of the main farmhouse. There is a patio with seating area directly outside the door and parking through the gate. I live in the main Farmhouse, and have an entirely separate entrance – so you will have full privacy although I can answer any queries or help if you need.  I will meet you on arrival and show you around or you have the choice of self check in if you would prefer. 

Other things to note

Please park on the grass near the wooden gate. The annex door enters into the original Utility room with double belfast sink. There is a Bosch oven, microwave, hob, toaster, kettle and fridge and a table with chairs. A staircase leads from the kitchen to a landing and a bedroom and bathroom. The bathroom is under the eve of the roof and you have to duck to mind your head! The landing area with a sofa and is a private place for you to hideaway and switch off, read a book or go on your laptop. There is a decent internet connection. There are some lovely places you can walk on the farm, but please ask for details about where you can go as this is a working farm.

Cancellation Policy

  • To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in
  • If you cancel 14 or more days before check-in but not within 48 hours of booking, you’ll receive a refund of 50% of your total booking amount
  • If you cancel between 7 and 14 days before check-in, you’ll be refunded 50% for all nights
  • If you cancel after that, you won’t be eligible for a refund
